Finding Tenants:

Statistics show us how useful the internet has become as a marketing tool and utilising the services of online property search engines is now a must for the modern day lettings company. Gone are the days where agencies could just advertise in the local paper putting property details in the window of their premises. These days it’s all about the internet, we understand just how important this is and that’s why unlike other agencies who only subscribe to a couple of websites, here at Fozard Properties we have invested time and money into lots of different property websites, therefore marketing your property to a much wider audience for even quicker results than other letting agents, on a NO LET-NO FEE basis.

Tenant Referencing:

Once we have found you a tenant and have conducted the viewing, we will then ask the tenant to fill out our comprehensive referencing forms that we then submit to a specialist referencing agency who will carry out all the necessary checks including: credit history, ccj check, previous addresses, employment details etc and within just 48 hours we are sent a report with the tenant's rating/risk evaluation. We also ask all tenants to provide full colour copies of photo ID and a recent copy of a utility bill so that we can be sure that we are doing everything possible to eliminate any risks or worries about a new tenant, giving you piece of mind. The company that we use to do our referencing is called Homelet and they are market leaders in this industry.

Tenancy Deposits:

New government legislation introduced in 2007 states that landlords are now required to put all deposits (bonds) into a tenancy deposit scheme within 14 days of collection. Fozard Properties is registered with the Deposit Protection Service (DPS) and any deposits taken under a fully managed contract will be held by them until the end of the tenancy at which point the return of the deposit(bond) will need to be authorised for payment by us, minus any unpaid rent or damages. In the case of a let-only contract being in place rather than a fully managed contract the deposit will be given direct to the landlord at the start of the tenancy and it is then the landlord who is responsible for putting the deposit(bond) into their own tenancy deposit scheme rather than the letting agent.
